We were referred to Sam and Jesse Schneiderman when we decided to buy a condo in the Boston area quickly as our daughter’s monthly rent became unaffordable for her. Over a 6 week period during the busiest real estate season we were very pleased to have the knowledgable and kind guidance of Jesse through the ins and outs of a real estate market we knew nothing about. For several weekends in a row we toured and evaluated many condo units with invaluable input from Jesse regarding condo condition, value, resale potential, location, property tax issues, and assessment of the condo association. Whether you are looking to sell or to buy, let’s face it…everyone has a friend who has a friend who has a friend who works in real estate and is “the perfect person” for you.
Real estate is a competitive business and like any business, there are good resources and not so good resources out there—everyone from part-timers in-between jobs and true professionals with both years of experience AND happy buyers and sellers. Luckily, you are reading reviews for the Greater Boston Home Team so you have already found the best of the best.
We lucked upon Sam Schneiderman in 1998 when our daughter was looking for a Boston condo and we needed a Buyer Broker to help us navigate our way through uncharted waters. Neither she nor we had a clue about what to consider in a condo purchase VS a single-family home. Condo fees and associations’ solvency? Huh? Never mind, price, Boston neighborhood values, the delicate art of negotiation—you name it. We were truly the dummies they write about in “Condo Buying for Dummies.”
Sam patiently educated and guided us every step of the way…somehow managing to observe the condition of 5-story buildings’ roofs, pointing us in the right direction for financing and calming a nervous mother’s anxieties regarding her daughter’s safety in the big city. He treated our search like HE was going to live in whatever we purchased. He even found a condo building that allowed dogs.
Jen loved her condo so much, that she stayed there for 7 years, after which Sam put on his Seller Broker hat and facilitated the sale that netted 224% more than she had originally paid…a seamless transaction.
Since then, Sam has remained a trusted advisor who always makes himself available to us whenever we need professional guidance. “We were first time buyers in 2014 and Sam and Kathy were extraordinarily helpful to us. We worked most with Sam but Kathy was a constant support and the occasional times when we viewed a property with her she was excellent. Sam spent about a year helping us figure out what we were looking for (we came into this process with very little knowledge of the markets or what we wanted). He spent a tremendous amount of time showing us neighborhoods and talking us through the strengths and weaknesses of various houses. He has strong opinions and a vast base of knowledge but is good at listening to our reflections and desires. “CONDO CONVERSION EXPERTS!! I have to start with Sam and his team from GBHT are AMAZING!!! My husband and I had a 2 family in Roslindale that we didn’t know if we should sell as is or convert into condos and keep the 1st floor unit for our family. We had NO idea how to go about this process and if it was even right for us. Sam was able to discuss the pros and cons for both and helped us decide what would work best for our family. We ended up moving down to the 1st floor and putting the 2nd floor unit up for sale. We were lucky enough to have Sam by our side. Not only did he have vast knowledge of this process, but he was there for us every step of the way. He suggested the right people to help us fix and renovate the 1st floor and 2nd floor (which was a lot more work than any of us anticipated) to dealing with lawyers and surveyors. “Sam Schneiderman is truly amazing — you will not be disappointed if you choose to work with him as your buyer’s agent. The buyer’s agent works for you — but as a home buyer you often are not aware of all the issues and things to be wary of. Many realtors just want to make a fast sale and get their commission. But Sam is looking out for you — is not at all pushy, and will bring up unexpected drawbacks of properties, which is crucially important. Once you’ve decided on a place, in a competitive market, then there’s the strategy of getting your bid accepted — and Sam is fantastic about this. My sister used Sam and made 9 offers in Brookline before finding her home, which ended up being the best fit. We made 2 offers with Sam in Cambridge (the 2nd accepted), and his use of elevator clauses and the like made us feel really comfortable about getting our place but not over paying. Our friends used Sam and bought in Lexington and then Charlestown — all good experiences. We have now moved out of the Boston area, and are buying a home with a different realtor — who is fine but doesn’t have the depth of expertise, judgement, and savvy that Sam brings to the job. “My husband and I are first-time home buyers. We interviewed a few realtors prior to selecting GBHT. Sam was the first realtor we spoke to on the phone and immediately felt confident and comfortable in his abundant knowledge and expertise in buying a home (kept going back to him whenever we finished talking to another realtor). We then met with both Sam and his partner, Kathy to further discuss our preferences, price range, strategies, etc. We left that meeting feeling excited and as though we had the best pair on our side. We were very fortunate in finding our new home very early on in the house hunting process. Kathy met with us to view a few homes, pointing out the good and the bad of each home. You can really tell she has been doing this for a long time and gave her honest opinion when you needed it. Sam and Kathy patiently and thoroughly walked us through the home buying process (negotiations, home inspection, timeline for paperwork, connecting us with an attorney and lendor, etc). Once we closed on our home, the help from Sam didn’t stop there. He came over the day after closing to help me work with the electrician (to figure out the cause of a nonfunctioning heating zone) and plumber. Not only did he work with the electrician in attempts to find a solution, he also brought over new thermostats to replace the old ones that came with the house (he was at our house until 730pm). Due to our home inspector missing the heating issue, Sam offered to pay for the electrician’s bill to have it fixed (since he had recommended the home inspector). This was something totally unexpected and EXTREMELY generous. Navigating first time homeownership is daunting, but we have been very lucky to have GBHT on our side–as we continue to email with questions and for advice. They have never made us feeling silly for asking any questions. We CANNOT recommend Kathy and Sam enough. “Sam Schneiderman is the “Wizard” of residential real estate. He has now sold 2 properties for me:
- A Dorchester Condo for 13% more than I valued the property 2 months ago before we put it on the market. Sam recommended the timing of the listing and priced the unit the week of the listing. He was strategic about process and laid out the timeline and set expectations. We had 4 offers above the asking price. I accepted an all cash offer above the asking price within seven (7) days of listing. I signed all the docs on my computer from 1,000 miles away. We will close in 30 days. TOO EASY!
- An earlier sale was a single family home in Weymouth in the depressed market of 2011. This property sold within twelve (12) days for 98% of asking price. I was watching other properties sit on the market for months with no action. I was in Afghanistan when the property closed. I gave Sam and the attorney “limited power of attorney” to close the deal. The deal closed and sale proceeds showed up in my account while I 6,000 miles away in a combat zone. TOO EASY!
Sam is an expert in the Greater Boston Residential Real Estate Market. I followed all his recommendations in property improvements, staging and market timing. Sam recommended that I not sell my Dorchester condo in 2014 or 2015 because the Dorchester Market was lagging in the Greater Boston area. Holding out increased the sale price my $100,000 when the Dorchester Market turned in 2016. NO BRAINER! TOO EASY!
The best part is Sam’s operation is turn key. He has a team of people and resources that make the transaction smooth. This most recent sale will close in July and the only thing I’m going to do between now (since I signed contract on Saturday morning) and closing is wait for the sales proceeds to be deposited into my bank account. TOO EASY!
